The developer’s financial statements for the last two fiscal years are available at the company’s headquarters: Szum 58, 46-250 Szum.
Parking spaces are available to all apartment owners in proportion to their ownership share. Under the allocation agreement, each purchaser will be granted the exclusive right to use one parking space.
Upon purchasing a residential unit, the buyer also acquires an associated storage room (storage unit) and the exclusive right to use the garden (applies to residential units Lauvia M01 and Lauvia M02).
The purchase of a unit entails additional payments to the developer. For details, see the section Additional monetary payments.
The buyer is obligated to bear the costs of maintaining the common property, including management fees, building insurance, and the renovation fund—in proportion to their share in the common property, in accordance with the resolution of the homeowners’ association.
Settlement of costs prior to the transfer of ownership of the unit
From the date of handover of the unit to the Buyer until the date of transfer of ownership (sale), the Buyer is obligated to reimburse the Developer for the costs incurred by the Developer during this period in connection with the Buyer’s use of the premises, in particular: utility charges for the premises, including electricity, heat, water, and sewage disposal—based on individual consumption—as well as solid waste removal.
